On the evening of October 21, 1927, a group of Demolays and Masons met in Room 31, Fiske Hall, University of Wichita, for the purpose of founding a fraternity based on the principles of Masonry. At this meeting the name "Phi Upsilon Sigma" was adopted, and a committee appointed to draw up a constitution, and plans for the organization. On November 8, the constitution committee presented it report and a constitution was adopted. On December 12 of that year, Masonic or Demolay affiliation were discontinued as necessary requirements for membership, but the principles of these two orders were retained as groundwork for a lasting organization. In 1937, the relatively young chapter purchased a home at 1501 N Holyoke for $1,500. They were the first fraternity on campus to own a chapter house. However the chapter was forced to relocate soon after to a new "fraternity row" on Vassar. The chapter house at 1750 North Vassar was designed and built for the Phi Sig's in 1937, at the cost of $6,500. Proudly, Phi Sig was the first of the three fraternities to succeed in the relocation process. They were rewarded the first lots beginning on the corner at 17th and Vassar. The chapter continued to grow and to expand at this site. In 1959, the chapter affiliated with the National Fraternity, Phi Delta Theta. Then in 1984, a group of alumni formed a housing review committee. It was quickly concluded that the location on Vassar would limit building size and outdoor space. At Twenty-First Street and Bluff, over two acres of un-plotted property was available for sale. It was the remaining portion of the Indian Institute that once comprised over 100 acres. Discouragingly over the next few years we watched the property change hands twice. The property at Twenty-First and Bluff became available at a sheriff's sale. An alum successfully bid on the property on our behalf. After the property was purchased, the committee sought re-zoning.
